“Downtown St. Pete is different from the downtown of basically every other U.S. city—so little of it is given over to office high rises and the emphasis on housing feels like it’s really paying dividends post-pandemic because unlike a lot of U.S. cities, downtown St. Pete is absolutely bustling. The city has really prioritized street life and walkability, and the urban form really reflects a local culture that’s oriented around year-round outside living.”
Ray Delahanty, CityNerd urban planner

Our walkable downtown includes the Waterfront, Central Arts, and Pier Districts, where restaurants, retail, and recreation abound, and public art is around every corner. New Class A space is coming to 400 Central, developed by Red Apple Group New York, and multiple Feldman Equities properties downtown.

Spanning 86 acres of publicly-owned land nestled in the middle of St. Pete, Florida, with one of the most vibrant and walkable downtowns in the nation, the Historic Gas Plant District represents an opportunity unlike any other in the Southeast. Development will provide jobs, entertainment, mixed-income housing, and family-oriented places that promote equitable economic development for the surrounding community.
The St. Pete Innovation District brings together private enterprise, public entities, and academia in the life science, tech, marine science, entrepreneurship, and education sectors. They collaborate through proximity, making the most of their economic, physical, and networking assets. The District features the Maritime and Defense Technology Hub and spARK Labs by ARK Invest, which was established by ARK Invest’s Cathie Wood when ARK announced its headquarters relocation to St. Pete in 2021.

The EDGE District, just north of the Historic Gas Plant District, is a premier work-live-play location. The new Halcyon at The Central will provide 130,000 sf of Class A office space spread across 10 floors at the heart of a new mixed use activity center. The development includes a new office tower, a Marriott Autograph hotel, venues for outdoor dining and gathering, retail shops, workforce rental apartments, and a 500+ car parking garage.
The Deuces Live at 22nd Street is at the heart of a vibrant and prosperous African American community on St. Pete’s south side. The Midtown Experience is returning, and the dream is to bring back a world-class community with old-world charm and ambiance, where traditions and new ideas unite.
