St. Petersburg has grown as an eminently walkable city in part because its residential and retail space outpaced office development for decades, meaning there’s no canyon after 5 pm the way there is in many downtowns. Now as the city beckons to businesses and employees eager to relocate to take advantage of St. Pete’s business-friendly climate, opportunity and lifestyle, developers are responding with new Class A office space. This provides businesses outside the Sunshine City their first chance at relocating here. Several downtown locations have opened or are planned, and campus space is newly available in the Gateway/Carillon district as well.

Blending the old and the new: 1246 Central
Earlier this year, 1246 Central opened as part of the Edge Collective, a mixed-use campus in the heart of St. Pete’s EDGE District. 1246 Central is a stunning adaptive reuse of a 99-year-old building that blends the beauty of historic brick walls and large windows with state-of-the-art amenities. Office suites start at 1,800 square feet with options for up to two continuous 8,000 SF floors (16,000 SF total).
The light-flooded suites feature private balconies, extending office space outdoors. A private, access-controlled elevator services tenants directly from office to street, where tenants can access a 7,000 square foot communal garden shared with the brand-new Marriott Moxy Hotel, providing a peaceful outdoor setting for meetings, breaks, or social gatherings. 1246 Central and the EDGE Collective are developed by PTM Partners; space is available now.

St. Pete’s premier block: 400 Central
St. Pete residents and out-of-towners have been buzzing about 400 Central, a two-acre mixed-used development featuring luxury condominiums in one of the tallest residential buildings on the west coast of Florida. The business community has been most interested in the 45,00 SF of office space included in the project, which has been leased by Dynasty Financial Partners. There is still some professional services space available in the building, which is located on one of downtown St. Petersburg’s most desirable blocks. New York billionaire, John A. Catsimatidis, owner of the developer, Red Apple Group, has deep family ties in St. Petersburg, and has directed that the landmark project recognize and reflect the city’s critically acclaimed arts, culture, and creativity. Delivery is expected in 2025.

Halcyon at the Central: part of the largest mixed-use development in decades
A terrific headquarters opportunity, Halcyon at the Central will bring 130,000 SF of Class A office space across 10 floors to the nexus of the EDGE District. Contiguous floors can be combined via an interior stairwell, or floors may be divided for smaller suites. The building is green certified with LEED designation. All office floors feature balconies for indoor-outdoor working and relaxing with dramatic views of beautiful downtown St. Pete.
The Halcyon is one component of the largest mixed-use development in Pinellas County in three decades. In addition to the office tower, the center will include a 168-room Marriott Autograph Hotel, venues for outdoor dining and gathering, 14,000 SF of retail shops, 42 workforce rental apartments, and a 530-car parking garage. The Halcyon is being developed by Ellison Companies, a renowned placemaking firm that previously developed projects like Oxford Exchange, Armature Works, and Sparkman Wharf. Delivery is expected in Q1 2027. ARK Invest will occupy 13,000 square feet on the building’s top floor.

Views for miles: Waldorf Astoria
Unparalleled water and city views will be a hallmark of St. Pete’s Waldorf Astoria building planned for 2028-29 delivery. The project, in development by Feldman Equities and Property Markets Group, will feature 63,000 SF of office space. The project, which is one of the last remaining downtown waterfront parcels to be developed, faces waterfront property protected in the St. Petersburg charter. Delivery is expected in 2029.

Progress continues: the Historic Gas Plant District
The City of St. Petersburg is moving forward with development of the Historic Gas Plant District, an 86-acre space unique in the Southeast. The City is considering a phased approach to developing housing, office space, and community amenities. Delivery is expected in 2028/2029.

Gateway/Carillon opportunities
Recent transplants Webull and Foot Locker have joined St. Pete stalwart Raymond James in the Gateway/Carillon district as hybrid and remote work have made campus-style space newly available. The area is attractive to larger companies because of its proximity to both TPA and PIE airports and the Howard Frankland and Gandy bridges. In addition, HSN’s consolidation with QVC this year is expected to lead to redevelopment or leasing of its 70-acre trophy site.
The (bright blue) sky’s the limit for companies considering relocation or expansion in St. Pete. For more information on these properties and other available spaces in the Sunshine City, contact the St. Pete EDC to find your perfect spot.
